Insomnia Cookies Speak Easy! Check out Philly's New Hot Spot

I was finally able to go check out Insomnia Cookie's Speak Easy! Located at 833 Wharton St, right across from Pat's + Geno's (we're not even going into that discussion) Each week they will have a SECRET code that will grant you access to the lounge.  The first week was - Cookies on Cookies This week is - I pledge allegiance to chocolate chunks Be prepared to stand in line! I first drove by last Saturday and the line was around the block. I saw influencers posting 1-2 hour waits thinking if it was wrapped around the block...of course it would be. To my surprise, I went Monday night around 9:10 pm ish......close the the sign that says CookieLab stand here....and waiting 90 mins. Yes, 90 minutes for cookies.  I would recommend trying for an earlier time in the day, but keep an eye out on Google to see when peak times are to avoid.  Once you're finally in, you'll say the password and are granted access. How my client closed with $50 - read this!

 This client was actually my first one ever. He literally just walked right into the office and said he wanted to buy a house. I was working the floor that day, so I was called down to help him. I sent him right over to get pre approved, and our lender explained how he would be a candidate for the first time home buyer's program.  With the program, he qualified within the guidelines needed based one income and household number. He had to attend a workshop to understand how the grant would work. The workshop is very helpful to determine how many years you'll have to occupy the home and what the terms are to avoid any disruption of distribution of the grant money.  We spent a couple months searching for the best home and found a great home recently renovated in the Tacony area. Asked for seller's assist with our offer, and then with the home inspection we asked for the heating system to get serviced and certified. Celebrating 2 years in the biz! Advice for New Agents

  Coming up on my two years in real estate! - March 11 2018 - was a year I busted my ass and it all paid off. Took my real estate classes during my last semester at ccp. Had a professor who cared enough to call me out when he saw I wasn’t producing work as I normally did. 2019 - Went to Harrisburg to pick up my license after someone hit my car the day before while I was in it. Had my first buyer to only close with $50. 2020 - Real Estate came to a close but was able to lock down a deal right by the deadline for a standard settlement. Handled a family’s property to close right before the holidays. 20201 - Already half way through my goal transaction # just within the first 2 months of the year. 2 down. A ton more to go. Spring Market will be here before you know it! Front Door is a program that helps first time home buyers with funds up to $5000 (exclusions apply) For every $1 you put down, they put down $3 up to $5000.  Contact First Front Door Provider-  https://www.firstfrontdoor.com/ To your advantage our in house lender is a provider! So you can come in + get pre approved. You can then apply for this grant. You will have 6 months to use this grant. Major Key: Bank Account

 Hey there!  Dropping some more tips for you regarding real estate! Today: Bank Account Major key to get you the keys  A bank account is going to show how much you have and how much you are retaining once you are being paid. It's also showing your spending habits.  Whether you're renting or buying, your finances will be revealed.  A positive flow of income is a must to show that you will be able to handle the lease are sale. Landlords want to see there is money coming in every month to pay the rent.  Lenders want to see you have money for closing and are able to afford your monthly mortgage.  If you don't have one now, I would highly suggest making an appointment with a referred bank to open a checking and savings account.  Questions to ask: Whats the minimum to open an account? Does it need to maintain a balance? Are there monthly fees? Annual fees? Are there many locations/atms? I would place what you're comfortable in with the bank account, def...

HUD homes!!!!

HUD homes are homes that have been foreclosed on, and are owned by the bank or the lender.  Owner occupied gets first dibs at placing a bid and then it's open to investors.  The first round of bids may be exclusive to owner occupied for 7-14 days or even longer. If a bid is not obtained in that time, then investors may place a bid.  These are houses going for what's owed on the property and may have some leeway to negotiate.  Keep in mind these homes are as is and you're taking full ownership for the property in it's current state.  For owner occupied, HUD will pay up to 3% but it must be specified on the bid.  There's also a program called, Good Neighbor Next Door  "Law enforcement officers, teachers, firefighters and emergency medical technicians can contribute to community revitalization while becoming homeowners through HUD's Good Neighbor Next Door Sales Program. First Front Door Grant - keep an eye out! 2021

The first front door grant is offered to clients who are obtaining a mortgage through their ffd providers. Our in house lender is one of them! For every $1 you contribute, FFD will provide $3 in assistance, up to a maximum of $5,000. Your lender will guide you on how it'll benefit you! Bad credit can ruin your chances of getting access to loans regarding cars, homes etc. Even getting access to a cell phone plan. People with bad credit are asked to put more money up front versus people who have good or great credit. Loan officers look into your credit to see how much of a risk it would be to loan to you. Credit will give you credibility since it relies on: utilization amount, on time payments, how long the card has been open, and credit limit.   Multiple cards can be a good and bad idea. If you manage your cards correctly, that can help boost you score. How to save on your bills during colder months!

Make sure air vents are not covered so air can circulate 4. Check insulation 5. Seal drafty windows and doorways 6. Get an hvac inspection  7. Open drapes during the day 8. Showing homes!

Hey there! Happy Tuesday! I just wanted to talk today about what it's like to show houses to you! So once we have your criteria set up, we'll be able to see which ones are available to view.   These properties are either going to be a "go and show" or "appointment required" Go and show means we'll have immediate access to the property. Appointment required means we'll have to wait to see if that time works for the owner or tenant and they'll either confirm or deny.  I set up the properties from furthest to closest to your home that way if anything happens you'll be closer to home.  These are set up with time frames specifically for us, so it's very important to remain on schedule and to be on time. How to purchase your first home Pt 3

In a perfect world, we would find the home inspection came back good and the title came back clear.  After the home inspection comes back, we'll negotiate repairs to be done or cost to be updated prior to settlement.  The lender will have an appraiser to come out to the house. The appraiser goes through to determine the market value. If the appraiser comes up with a value above or on point to the purchase price, that's good. If the appraiser comes down lower, the difference will need to be made to the lender. This is why it's so important to check out comparable in the area to see what the market value is ahead of time. Also, us as agents to help guide you to see what's the best offer for you to present.  Once the mortgage lender gives us the clear to close, settlement is ready to go.  We'll do a final walk through the morning of to make sure it's in the agreed upo...

 Hey! It's Brielle Camiolo from Remax Access back at it again.  You made it to part 2! To get caught up read the last post! So after we find your dream home + you're ready to pull the trigger.......I'll write up an agreement of sale. This is the document that let's the seller know what were are offering them, what our financing is, if we're going to do a home inspection, if we're asking for any seller's assist, etc. The seller can agree, deny or come back with negotiations.  If the terms are agreed for both sides, the next steps are doing a home inspection and title search. The home inspection allows an outside party to come in and inspect the home. They will push the house to the limits in a span of 2 hours to really get an idea of the house in a short time. Roof, plumbing, foundation, electric, appliances, hvac, water heather, basement, etc.  The title search will let us know if the person selling it is actually that person, and if there's any liens or...

  Hey Guys!  It's Brielle Camiolo, a Philly local realtor. My office is based out of Northern Libs, but I service from Delco to Far Northeast Philadelphia and beyond. My license allows me to service all of PA! So feel free to ask any questions.  The question I get asked most often is, "how is the market doing?"  As of right now, we're dealing with low interest rates and low inventory in the burbs and surrounding areas.  What does that mean for sellers and buyers? Sellers are able to tell their houses with in just being on market for a couple days and most likely receive multiple offers.  Buyers are having to come well over asking price and are waiving contingencies to score a better chance at receiving the property.  Would I recommend my buyers to do this? Not all of the time, you have to make sure you truly want this property and want to take the risk.
