How my client closed with $50 - read this!

 This client was actually my first one ever. He literally just walked right into the office and said he wanted to buy a house. I was working the floor that day, so I was called down to help him. I sent him right over to get pre approved, and our lender explained how he would be a candidate for the first time home buyer's program.  With the program, he qualified within the guidelines needed based one income and household number. He had to attend a workshop to understand how the grant would work. The workshop is very helpful to determine how many years you'll have to occupy the home and what the terms are to avoid any disruption of distribution of the grant money.  We spent a couple months searching for the best home and found a great home recently renovated in the Tacony area. Asked for seller's assist with our offer, and then with the home inspection we asked for the heating system to get serviced and certified. Celebrating 2 years in the biz! Advice for New Agents

  Coming up on my two years in real estate! - March 11 2018 - was a year I busted my ass and it all paid off. Took my real estate classes during my last semester at ccp. Had a professor who cared enough to call me out when he saw I wasn’t producing work as I normally did. 2019 - Went to Harrisburg to pick up my license after someone hit my car the day before while I was in it. Had my first buyer to only close with $50. 2020 - Real Estate came to a close but was able to lock down a deal right by the deadline for a standard settlement. Handled a family’s property to close right before the holidays. 20201 - Already half way through my goal transaction # just within the first 2 months of the year. 2 down. A ton more to go.  What to do when it's time to sell.... Maybe you want to get in a better school district, family is expanding, change of scenery, job change.....WHATEVER IS MAY BE You want to be prepared and I want to help: Declutter, Organize, Get rid of those items you been meaning to Find out what the balance of the mortgage is  Get pre approved for your future home Are there any liens?  Are there any violations against the property?
