How my client closed with $50 - read this!

 This client was actually my first one ever. He literally just walked right into the office and said he wanted to buy a house. I was working the floor that day, so I was called down to help him. I sent him right over to get pre approved, and our lender explained how he would be a candidate for the first time home buyer's program. 

With the program, he qualified within the guidelines needed based one income and household number. He had to attend a workshop to understand how the grant would work. The workshop is very helpful to determine how many years you'll have to occupy the home and what the terms are to avoid any disruption of distribution of the grant money. 



We spent a couple months searching for the best home and found a great home recently renovated in the Tacony area. Asked for seller's assist with our offer, and then with the home inspection we asked for the heating system to get serviced and certified. We did come across an issue with the foundation and structure which required us to have a structural engineer come out. He assured us it was just the property settling and there was nothing major needed. 

When asked what to bring to closing, an estimated $500 was asked. At the settlement table, my client received a check to reimburse him since he only needed $50 to close. 

Between asking for assist, and applying for home buyer's grant his closing fees were almost completely covered.
