Front Door is a program that helps first time home buyers with funds up to $5000 (exclusions apply)

For every $1 you put down, they put down $3 up to $5000.

To your advantage our in house lender is a provider! So you can come in + get pre approved. You can then apply for this grant. You will have 6 months to use this grant. Once approved, you'll have to sit in on a 4 hour counselling class to help you understand the loan.

HUD homes!!!!

HUD homes are homes that have been foreclosed on, and are owned by the bank or the lender.  Owner occupied gets first dibs at placing a bid and then it's open to investors.  The first round of bids may be exclusive to owner occupied for 7-14 days or even longer. If a bid is not obtained in that time, then investors may place a bid.  These are houses going for what's owed on the property and may have some leeway to negotiate.  Keep in mind these homes are as is and you're taking full ownership for the property in it's current state.  For owner occupied, HUD will pay up to 3% but it must be specified on the bid.  There's also a program called, Good Neighbor Next Door  "Law enforcement officers, teachers, firefighters and emergency medical technicians can contribute to community revitalization while becoming homeowners through HUD's Good Neighbor Next Door Sales Program.
