The first step to home ownership - PRE APPROVAL

What's a pre approval?

It's a letter that states how much you are able to purchase a home at or under. It will include loan terms, the type of loan, etc.

This can be done with a mortgage company or bank of your choosing. If you don't have one in mind, I can connect you to one!


The next step - to find a realtor (me!)

We will discuss what you want in your dream home!

HUD homes!!!!

HUD homes are homes that have been foreclosed on, and are owned by the bank or the lender.  Owner occupied gets first dibs at placing a bid and then it's open to investors.  The first round of bids may be exclusive to owner occupied for 7-14 days or even longer. If a bid is not obtained in that time, then investors may place a bid.  These are houses going for what's owed on the property and may have some leeway to negotiate.  Keep in mind these homes are as is and you're taking full ownership for the property in it's current state.  For owner occupied, HUD will pay up to 3% but it must be specified on the bid.  There's also a program called, Good Neighbor Next Door  "Law enforcement officers, teachers, firefighters and emergency medical technicians can contribute to community revitalization while becoming homeowners through HUD's Good Neighbor Next Door Sales Program.
