Showing homes!

Hey there! Happy Tuesday! I just wanted to talk today about what it's like to show houses to you! So once we have your criteria set up, we'll be able to see which ones are available to view.   These properties are either going to be a "go and show" or "appointment required" Go and show means we'll have immediate access to the property. Appointment required means we'll have to wait to see if that time works for the owner or tenant and they'll either confirm or deny.  I set up the properties from furthest to closest to your home that way if anything happens you'll be closer to home.  These are set up with time frames specifically for us, so it's very important to remain on schedule and to be on time. How to purchase your first home Pt 3

In a perfect world, we would find the home inspection came back good and the title came back clear.  After the home inspection comes back, we'll negotiate repairs to be done or cost to be updated prior to settlement.  The lender will have an appraiser to come out to the house. The appraiser goes through to determine the market value. If the appraiser comes up with a value above or on point to the purchase price, that's good. If the appraiser comes down lower, the difference will need to be made to the lender. This is why it's so important to check out comparable in the area to see what the market value is ahead of time. Also, us as agents to help guide you to see what's the best offer for you to present.  Once the mortgage lender gives us the clear to close, settlement is ready to go.  We'll do a final walk through the morning of to make sure it's in the agreed upo

 Hey! It's Brielle Camiolo from Remax Access back at it again.  You made it to part 2! To get caught up read the last post! So after we find your dream home + you're ready to pull the trigger.......I'll write up an agreement of sale. This is the document that let's the seller know what were are offering them, what our financing is, if we're going to do a home inspection, if we're asking for any seller's assist, etc. The seller can agree, deny or come back with negotiations.  If the terms are agreed for both sides, the next steps are doing a home inspection and title search. The home inspection allows an outside party to come in and inspect the home. They will push the house to the limits in a span of 2 hours to really get an idea of the house in a short time. Roof, plumbing, foundation, electric, appliances, hvac, water heather, basement, etc.  The title search will let us know if the person selling it is actually that person, and if there's any liens or
